This Brooklyn apartment launched available on Airbnb in Spring 2019, and was met with tons of five-star reviews (averaging 4.93).

Key deliverables included:

  • Documentation: Initial Proposal, including revenue forecasts, pricing targets, and interior designs.

  • Automation of Operational processes (including guest communication, planning and forecasting, scheduling housekeeping, photo records between each stay, inventory of housekeeping supplies, and more) thanks to some fun integrations by Zapier!

  • Dynamic Pricing Integration. 3rd Party vendor Wheelhouse provided real-time market price optimization adjustments, with minimal manual intervention

This place is amazing. Waking distance from cute boutiques, great restaurants and the basics like grocery and corner stores. In a neighbourhood full of character, too! You can tell Andrew has put a lot of time into making the space comfortable, clean, stylish and inviting. Plus, there’s a disco ball (which we adored).


THINKING ABOUT STARTING AN AIRBNB?

Here are a few of my favorite tools for getting your property launched and managed on the Airbnb platform:

  1. AIRDNA. A monthly data service ($40), great for understanding the market (and it's average Occupancy %, RevPAR, lead times, etc). AU: Helpful, but you don’t need it long term. I used it for performing an initial market assessment.

  2. WHEELHOUSE. This service will automatically price your listing throughout the day based on parameters of your choosing (and fluctuations in your market). 1% service fee. Minimal manual intervention. AU: Highly recommend. Takes the guess-work out of pricing.

  3. ZAPIER. Automate things like emailing, data capture, scheduling, etc. Requires some patience and manual set-up, but if you're tech savvy, it's a huge time-saver. AU: LOVE.

Project Description

  • MXC-220 SEED ROUND is an auction of a collection of Generative NFT’s.

  • The purpose of this project is to raise investment capital for the first 6 months’ of work as an artist.  Participating in MXC-220 is more a statement of patronage and investment than artistic excellence (although that’s certainly also the intention). Economist-as-Artist is the category we’re in.

Details

  • Auction Period: Seven (7) drops between June 1 - August 15.

  • Auction Rules: Bidders must register with Andrew Albin in order to participate.

    • A crypto wallet is required to complete the purchase and receive the NFT.

    • SECOND-PRICE AUCTION RULES APPLY. (LINK) “Each bidder places a bid. The highest bidder gets the first slot, the second-highest, the second slot and so on, but the highest bidder pays the price bid by the second-highest bidder, the second-highest pays the price bid by the third-highest, and so on.”

    • Once half of the pieces for the drop have been bid on, I will release report on the average bid price (50th Percentile) thus far. This report will continue to update in real-time as additional bids are submitted. (You might wish to use this information to direct any additional bids…)

  • Submission. In the form below, BIDDERS submit (a) a BID for each drop, and (b) a FORECAST (MIN / MAX).

    • BID AMOUNT: the maximum amount each bidder is willing to pay for one piece. Bidders may submit multiple bids per drop, but are limited to a maximum of one (1) NFT piece per drop (the highest bid will be accepted).

    • REVENUE FORECAST (MIN / MAX): Each BIDDER must submit their REVENUE FORECAST. This represents the total revenue (in dollars) they believe the sale will generate. This is the most important part of the piece. I am asking you to estimate, through any methodology of your own, the “Minimum” and “Maximum” revenue forecast for this particular drop. For reference, I will provide you with my “Plan” amount (in both sales dollars and sales units). The data visualization will reflect, in an abstract way, each buyer’s forecasting accuracy with respect to the auction outcome. It will also reflect the overall bidder accuracy. Your forecast will have no bearing on whether you win or lose the auction; only your Bid Amount will determine whether your bid clears the auction.
      By way of example, in Drop 2 I plan to sell four (4) pieces and raise three thousand (3,000) in total sales. If you believe I might exceed plan, you might submit a minimum forecast of 3,000, and a maximum forecast of 3,500.

    Composition. Visually, the NFT design is an abstract data visualization of this Auction. I have designed the rules of the composition; your participation (through your bid, and your forecast input below) will influence the outcome of the piece. The design will follow the rules outlined in the Project Spec. The sketch above is merely illustrative, and not a depiction of any final work.

  • Delivery. The work will be minted on OpenSea after payment is complete.

  • Payment. Payment will be made to my wallet AndrewAlbin.eth. Payment must be completed within 24; else the next-highest bidder will be invited to participate and your bid will be voided.


Bid Submission - Drop 1

  • Drop 1 contains one (1) piece for sale. The REVENUE TARGET is $100.

  • Drop 2 will contain 2^2, or four (4) pieces; Drop 3 will contain 3^2, or nine (9) pieces. And so on.

  • In total, there will be seven (7) drops.
