THE HOUSE OF XANADU
This apartment opened for rentals on Airbnb in February 2019, and is my first attempt in the hospitality space. To date, Operating Margins and Occupancy have met and exceeded expectations. Guest Feedback has been consistent: five stars across the board.
To-date, key deliverables include:
Documentation: Initial Proposal, Forecasts, and Designs
Product Development of fully-automated Operational processes (photos of apartment between guests, housekeeping maintenance scorecard, supply inventory tracking, and more.)
Dynamic Pricing Integration. 3rd Party Vendor Wheelhouse provides real-time market pricing adjustment, with minimal maintenance per week.
Automated Workflows. Email Capture, Housekeeping Scheduling, and Guest Communications are virtually completely automated, thanks to some fun integrations by Zapier!

Andrew was a fantastic host, helpful and super responsive. His very spacious Brooklyn apartment was exactly as expected/described, full of thoughtful touches and very well located, steps away from bars, restaurants, coffee shops, and all kinds of stores.
It’s the NYC apartment you’ve dreamt about. Lots of cool character. We ended up staying in more than expected because of how great it was. The location can’t be beat either. So much to do and see right around every corner. Best breakfast, just downstairs. Easy access to the city on the L train. 10 out of 10, would stay again.
This place is amazing. Waking distance from cute boutiques, great restaurants and the basics like grocery and corner stores. In a neighbourhood full of character, too! You can tell Andrew has put a lot of time into making the space comfortable, clean, stylish and inviting. Plus, there’s a disco ball (which we adored).
